As the 2026 FIFA World Cup approaches, hotel prices in Mexico City are witnessing unprecedented increases. Some properties have escalated their rates by almost 1,000% for key tournament dates. This surge is a result of the race among luxury hotel brands to finish 3,300 new rooms before the opening match at Estadio Azteca on June 11, 2026.
Recent analysis reveals that the average nightly rate across hotels near the opening matches in the 16 host cities has skyrocketed to $1,013, a staggering 328% increase from $293 just three weeks earlier. The most dramatic price spikes are being experienced in Mexico City, with luxury hotels maintaining elevated rates throughout the tournament dates. Meanwhile, mid-tier properties are showing more volatility between match and non-match days.
A host of luxury and boutique hotel brands are set to debut new properties in Mexico City this year. These include:

- Mama Shelter
- El Cortés
The Four Seasons Hotel is also undergoing a major renovation, set to complete in spring 2026. Rosewood is slated to open in 2027. However, industry experts caution that the 3,300 new rooms will fall significantly short of accommodating the estimated 5.5 million visitors expected for the World Cup.
Similar price increases exceeding 1,000% have been observed in other Mexican host cities such as Guadalajara and Monterrey for selected World Cup dates. This signals the potential emergence of a high-cost, low-inventory lodging market during key tournament windows.
