Austin’s skyline has reached unprecedented heights with the luxurious 1 Hotel Austin. This eagerly awaited debut of the sustainability-driven luxury brand in Texas is now open for guests as of August 2026. The hotel is situated at the base of the 74-story Waterline tower, the tallest building in Texas and the entire Southern United States, standing at an impressive 1,022 feet tall.
The 252-room hotel, which includes 60 suites, is nestled at the meeting point of Waller Creek and Lady Bird Lake in Austin’s lively Rainey Street District. The property, designed by renowned architects Kohn Pedersen Fox (KPF), features biophilic interiors by Studio MAI. Drawing inspiration from the Texas Hill Country ranch vernacular, the design incorporates planted balconies, native greenery, natural stone, and soaring wood ceilings. The $520 million Waterline development is a collaborative project by Lincoln Property Company and Kairoi Residential.
Guests can look forward to indulging in the Bamford Wellness Spa, lounging by a rooftop pool and bar with panoramic lake views, and dining at Alteño, a fine Mexican restaurant. This new dining concept is brought to you by the award-winning founders of Denver’s Michelin-starred Alma Fonda Fina. Founded by hospitality icon Barry Sternlicht, 1 Hotels presents the Austin property as a nature-forward urban retreat that places sustainability at the heart of the guest experience — a fitting ethos for one of America’s fastest-growing cities.
